These Terms and Conditions (“Terms”) govern your use of pam-robinson.com and related pages, forms, communications, and services operated by Home Selling Solutions of the Triad, LLC and Wilson Residential Properties, LLC. By using these websites or submitting information, you agree to these Terms and our Privacy Policy.

1. Business Roles

Home Selling Solutions of the Triad, LLC and Wilson Residential Properties, LLC are licensed North Carolina real estate firms. Home Selling Solutions of the Triad, LLC provides residential sales, purchasing, and seller-solution services. Wilson Residential Properties, LLC provides property-management and rental services.

Pam Robinson is a North Carolina licensed real estate broker, REALTOR® member, and real estate educator. Use of REALTOR® is a professional membership designation and does not imply that every service described on the website is a brokerage service.

2. Informational Use; No Agency Relationship

Website content and a submitted inquiry are for general informational and preliminary evaluation purposes. They do not create a broker-client, agency, property-management, landlord-tenant, fiduciary, contractual, or other professional relationship. Any brokerage, property-management, listing, buyer-agency, lease, purchase, or related relationship must be established through the appropriate written agreement.

3. Property Information and No Guarantee

Property values, market observations, estimated proceeds, timelines, eligibility statements, and strategy discussions are estimates or general information only. They are not appraisals, guarantees, legal advice, tax advice, lending commitments, or promises of a sale, purchase, rental, tenant placement, price, or outcome. Information may change and should be independently verified.

4. Direct Property Purchases

Not every property will qualify. Any discussion of a possible purchase is nonbinding unless and until the parties sign a written purchase agreement. Property owners may seek independent legal, tax, financial, valuation, and real estate advice before deciding whether to sell.

5. Electronic Communications

When you provide your contact information and request a response, you authorize us to respond using the contact methods you select or otherwise permit. You are responsible for providing accurate information and for charges imposed by your telephone, internet, or email provider.

6. SMS/Text Messaging Terms

These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law rules. Any dispute shall be handled in a court of competent jurisdiction as provided by applicable law, unless the parties have agreed in writing to another dispute-resolution process.

13. Changes and Severability

We may update these Terms by posting a revised version with a new effective date. If any provision is found unenforceable, the remaining provisions will continue in effect. Our failure to enforce a provision is not a waiver.
